Consultation

Welcome pack, consultation, signed agreement, site visit, brief, project folder, overview, questionnaire and approval.

Phase 2

Concept development

Moodboards, inspiration approval, revisions, layouts, furniture and décor sourcing, budget costing and final concept approval.

Phase 3

Design development

Schedules, selections, supplier comparisons, samples, finishes, drawings, quotations, budget update, presentation and sign-off.

Phase 4

Procurement

Availability and lead-time checks, purchase orders, supplier deposits, order tracking, production schedules and weekly updates.

Phase 5

Manufacturing

Factory production, progress photos, manufacturing updates, inspections, quality-control sign-off and dispatch readiness.

Phase 6

Logistics

Delivery and installation schedules, final supplier payments, client balance invoice, damage checks and installation-team confirmation.

The professional fee covers the expertise, time, administration and responsibility required to manage procurement accurately and transparently.

Management of specialist production, samples, approvals, progress and quality control.

Delivery, receiving, installation and on-site coordination, or an agreed fixed project-management fee.

Approved re-sourcing, extra suppliers, extended timelines, site visits, supervision or replacements.

What the fee covers

Supplier research, sourcing, communication, quotations, comparisons, negotiation, administration, purchase orders, order tracking, manufacturing coordination, progress monitoring, quality control, delivery coordination and reporting.

Payment structure

30% on formal appointment, 40% once procurement is substantially underway and major orders are confirmed, and 30% on completion of the agreed scope or before final delivery and installation coordination.

Excluded unless agreed

Third-party transport, delivery, storage, installation, customs, duties, clearing charges, taxes, specialist consultants, structural or engineering services, and design outside the agreed procurement scope.

Pricing & communication

Trade pricing, discounts, commissions or mark-ups are disclosed and agreed in advance. Progress updates cover confirmations, production, delivery dates, outstanding items, delays and changes requiring approval.
